RENTAL CRITERIA AND SCREENING PROCESS

Thank you for considering a Residential NW Property for your future home.  Residential NW is an Equal Housing Opportunity provider and seeks to process all applications in a fair and consistent manner.

COMPREHENSIVE REUSABLE TENANT SCREENING REPORTS – Please note that we do not accept reusable tenant screening reports.

 GENERAL INFORMATION

Occupancy Policy:  Occupancy is based on the number of bedrooms in the premises.  Two (2) persons are allowed per bedroom, plus one (1) additional occupant.  In a designated studio apartment, two (2) persons are allowed.  Exceptions may be made to this policy, if the law so requires.

Cost per adult application is $55 non-refundable.

Full Approval of Your Application is achieved upon managements’ verification of landlord history, etc. within 48 hours.  It helps us if you notify your previous landlords and provide other requested items.  Please note that you may accrue additional deposits depending upon the information we receive.  If all of the qualifications are met, you’ll be fully approved.  Applicant(s) must also pay any and all other charges specified in the financial terms of the Rental Agreement.

Additional Deposits are assessed based on the results of your screening results as a whole.  The additional amount assessed may be increased dependent upon the final results of the background check process. 

Deposit Range $1,500 - $3,550 (Based on Screening & Pets)- Additional security deposit for **pets will be added to the above amounts as follows:  $750 for the 1st pet and $350 for the 2nd pet. 

**Based on a 2 pet maximum and does not include monthly pet rent.  See Pet Policy for weight and breed restrictions.

 SCREENING CRITERIA:  In addition to any other criteria contained herein, the following criteria apply.  If you do not meet all of the criteria contained herein, we may deny your application and/or require an increased security deposit.

 INCOME/EMPLOYMENT REQUIREMENTS

·         Your gross income (before taxes) must be at least 1.5-2 times the amount of stated rent.

·         Any of the following means may be used to verify employment/income:  a.) direct employer verification, b.) pay stubs, and/or c.) tax returns for previous year for self-employed Applicants.

·         Any other income (i.e., child/spousal support, disability or Social Security) will require 90 days’ worth of bank statements, showing monthly deposits that meet the 1.5 to 2 times the monthly rent.

CREDIT HISTORY REQUIREMENTS

a.    No credit, Bad credit - Yes, we accept ALL credit. 
RENTAL/HOME OWNERSHIP HISTORY REQUIREMENTS

·         Applicants must have a verifiable current and two (2) address(es) with satisfactory, unbiased rental reference from current and previous landlord for at least the past full year (i.e., for at least one year immediately preceding the application date).

·         Home ownership must be verified through the county tax assessor’s office.

·         Derogatory current or past rental reference.

AN APPLICATION MAY BE DENIED FOR ONE OR MORE OF THE FOLLOWING REASONS

·         A general judgment of restitution (i.e., an eviction) that is less than five (5) years old.

·         Conviction, guilty, “no contest plea” or pending charges for any of the crimes and/or conduct as described on page(s) 3 & 4 of the Criminal Screening Criteria & Guidelines.

·         A pending eviction action that has not yet resulted in a dismissal or judgement in favor of the Applicant, at the time the application is submitted.

·         Incomplete, inaccurate, or falsified information on the Rental Application.

·         Applicant has submitted two (2) or more checks returned for non-sufficient funds within the last year.

·         Negative rental history.

·         More than two (2) 72 hour notices within the last year.

·         Insufficient income history or employment history.

·         Applicant(s) make any derogatory or offensive comments, and/or act in a threatening, combative, intoxicated or disorderly manner, during any phase of the inspection, meeting or application process.

CRIMINAL SCREENING CRITERIA AND DENIALS

In addition to, and not in lieu of, all other criteria and bases for denials contained within this document, the following comments set forth our criminal screening criteria and bases for denial (based upon criminal history).

 We will review each application and search public records in order to determine whether any applicant has:    

 a.) charges pending as of the date of the application or,

b.) a conviction, guilty plea or no contest plea for any of the following crimes as provided in ORS 90.303:

 ·         Drug related crime

·         Person crime

·         Sex offense

·         Crime involving financial fraud, including identity theft and forgery

·         Any other crime if the conduct for which applicant was convicted or is charged is of a nature that would adversely affect property or the landlord or a tenant or the health, safety or right of peaceful enjoyment of the premises of residents, the landlord of the landlord’s agent.

 Owner/Agent will not consider a previous arrest that did not result in a conviction or expunged records.

 A single Conviction for any of the following shall be grounds for denial of the Rental Application:

A.    Felonies involving:  murder, manslaughter, arson, rape, kidnapping, child sex crimes, manufacturing and/or distribution of controlled substances.

B.     Felonies not listed above involving:  person crime, sex offense, drug-related crime, crime involving financial fraud (including identity theft and forgery), or any other crime if the conduct for which applicant was convicted or is charged is of a nature that would adversely affect property of the landlord or a tenant or the health, safety or right of peaceful enjoyment of the premises of the residents, the landlord or the landlord’s agent, where the disposition has occurred in the last 7 years.

C.    Misdemeanors involving:  person crimes, sex offenses, drug related crimes, violation of a restraining order, stalking, weapons, criminal impersonation, possession of burglary tools, financial fraud crimes, where the date of disposition has occurred in the last 5 years.

D.    Misdemeanors not listed above involving:  criminal trespass, theft, criminal mischief, property crimes or any other crime if the conduct for which applicant was convicted or is charged is of a nature that would adversely affect property of the landlord or a tenant or the health, safety or right of peaceful enjoyment of the premises of the residents, the landlord or the landlord’s agent, where the ate of disposition has occurred in the last 3 years.

E.     Conviction of any crime that requires lifetime registration as a sex offender will result in denial.
